A contemporary residential development conceived to combine construction quality, new technologies and efficiency within a proposal adapted to the context of Monte Buey.

Context

Housing 9 de Julio responds to a specific need: expanding the residential offer in Monte Buey through a development that introduces alternatives to the construction systems and housing typologies most commonly found in the town.

The project is planned on a 20 × 40 metre site located in an attractive area of Monte Buey and seeks to create value both for future residents and for its surrounding context.

Opportunity

MV Desarrollos identified the opportunity to introduce a contemporary residential alternative combining higher spatial and construction quality, new technologies and improved performance, while seeking to remain aligned with the value range of the local market.

The project aims to demonstrate that smaller towns can incorporate new ways of building and living without losing their relationship with the local context.

The opportunity is not only to develop homes. It is to raise the standard of the existing offer through a proposal that is technically rigorous, efficient and economically coherent.

Development vision

The objective is to achieve a higher residential standard in spatial, construction and technological quality, while maintaining a value proposition that remains competitive within the local market.

The development seeks to integrate construction quality, comfort, energy efficiency, new climate-control technologies, durability, rational maintenance, flexibility, identity and economic viability.

Site planning

The development is organised as eight duplex homes, arranged in two groups of four units on either side of a central mixed-use internal street.

Each home includes an individual entrance, its own parking space, private outdoor space and accommodation over two levels.

The currently projected covered area is approximately 400 m² at ground-floor level and 450 m² at upper-floor level, some 850 m² of total covered area. These areas exclude balconies and semi-covered parking spaces.

Programme

The current programme includes eight duplex residential units: six projected two-bedroom units and two one-bedroom units, each with a dedicated parking space and private outdoor space.

The final configuration remains subject to the technical and economic development of the project.

Construction system

The project is exploring a construction system that remains relatively uncommon for residential developments of this scale in the region. The primary structure is conceived in steel, combined with steel deck floor systems and lightweight steel framing enclosures.

The system is being assessed in terms of construction precision, speed of execution, reduced wet trades, early coordination, quality control, structural weight, industrialisation potential, thermal performance, maintenance and overall project efficiency.

Adopting these systems is not a pursuit of novelty for its own sake. It seeks to assess whether technologies widely used in other contexts can bring concrete advantages to local residential development.

Technology and efficiency

Technology is considered from the design stage rather than added after construction. The project is currently evaluating a water-based heating and cooling system, together with decisions related to the thermal envelope, insulation, energy efficiency, solar control, consumption and maintenance.

The final solutions will be selected according to their technical performance, economic viability and capacity to generate value over the development's service life.

Integration of disciplines

MV Desarrollos leads and coordinates the development from its earliest stages, integrating development strategy, engineering, cost evaluation and future delivery within a single decision-making process.

Architecture is developed by external professionals. MV Ingeniería is responsible for the structural engineering and contributes to the evaluation of the proposed construction systems.

Current status

The site is confirmed and the architectural preliminary design has been completed. The current stage includes structural engineering development, construction-system evaluation, cost estimation and general feasibility analysis.

Municipal approval procedures have not yet begun and no construction start date has been defined. The characteristics presented correspond to the current stage of the project and may evolve as its technical development progresses.
